You are invited to submit a proposal related to the redevelopment of an existing office and hangar facility located at 2049 Airport Drive.
Interested parties should download the Request for Proposals (RFP) packet and sign up for updates related to this proposal. All details related to due dates, site tours, and proposal formats can be found in the RFP packet. Questions received via email or during the site tour and their corresponding answers will be posted below in the updates section.
Any amendments, questions/answers, or adjustments to the timeline will be sent directly to those who sign up using the form above.

Questions received as of June 13, 2022:
1. What are the preferred lease terms?
State law allows ground leases up to 40 years. The total term will be determined based on the level of investment. The breakdown of initial term plus extensions can be negotiated based on the respondent’s preference.
2. Is there a price per square foot requirement?
Current per square foot per year ground lease rates for undeveloped property vary from $0.20-0.40 based on location. This is the first redevelopment project for the airport so a preferred or minimum rate is not defined and should be justifiable based on level of investment.
3. What is the preferred use of the property?
No preferred use has been determined however, based on the location and size of the property, the airport feels it is conducive to aeronautical commercial development.
4. When does the current lease expire?
August 31, 2022
5. When will the winning respondent be selected?
We anticipate notifying the winning respondent within two weeks of the close date.
6. Will a new survey be required if the footprint of the building does not change?
Yes. A survey showing the lot lines and improvements will be required.
